1.

The properties known at Avenida Alonso de Quijano, Aguas Nuevas, Torrevieja, and Las Mañanitas, La Zenia II, Orihuela Costa are offered for self-catering holidays by the owners Keith and Susan Chapple ( referred to as the owners) to the renter/hirer (referred to as the client). The client will be deemed to be the lead person named on the booking form. The client and party acquire no rights whatsoever over the property except occupation as a holiday let for the period booked.

Bookings are accepted subject to the following conditions, which are deemed to have been accepted in full by the client and all members of the party on completion of the booking form.

Confirmation of receipt of the booking form will be sent as soon as possible. Once accepted, bookings will be held for 7 days awaiting receipt of the deposit and signed booking form, which can be printed from the website. Please do not book your flights until we have confirmed receipt of your deposit.

4.

A £100 per week non-refundable deposit must be paid on booking. Please make cheques payable to Mrs. S. J. Chapple, 44, Hill Brow, Hove, East Sussex, BN3 6QH. The balance is payable 8 weeks prior to commencement of the hire period, together with a damage deposit of £100 (see below). Late bookings should be accompanied by full payment and £100 damage deposit.

Cancellations must be made in writing and sent by recorded delivery. Cancellations will incur the following charges:

(a) Received 57 or more days prior to commencement of the hire period, loss of deposit only

(b) Received 29 to 56 days prior to commencement of the hire period, 60% of rental rate charged.

(c) Received up to 28 days prior to commencement of the hire period, 100% of the hire rate charged.

We strongly advise taking out suitable insurance.

6.

The rental includes the cost of electricity and water, maintenance, use of all equipment and utensils, use of bedlinen and bathroom and kitchen towels (please bring your own beach towels) and a clean at the end of your stay.

The rental does not include personal insurance, travel or transportation costs. A welcome pack can be arranged for your convenience as an optional extra (please see booking form).

8.

The property is let for holiday purposes only. Under no circumstances may more than 5 people occupy each villa, except by prior written permission of the owners. Only those persons on the booking form may occupy a villa. A villa cannot be re-let to any other party without the prior written permission of the owners. The owners or their local representatives reserve the right to refuse admittance to a villa to the client and their party if they are in breach of this condition.

9.

Bookings are for weekly periods from Saturday to Saturday . Each villa is available from 3.00 pm local Spanish time on the start date of the hire period. We ask that you vacate the villa by 10.00 am on the last day of the hire period. This is to enable the villas to be cleaned and checked between lettings. If your arrangements do not correspond with these times there may be some flexibility with our local English speaking representatives whom you should contact direct, prior to arrival. Their details will be sent on receipt of the final balance.

10.

Except for normal wear and tear, the client will be responsible for making good any damage or loss however caused, by the client and/or the guests. Damage, or omissions in the inventory should be reported immediately to our local representative. The cost of repair must be agreed with, and paid to the representative, from whom you should obtain a receipt. Minor breakages can be replaced locally at your discretion. Although a final clean is included in the rental, the owners reserve the right to make a retention from the damage deposit to cover the additional costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in a way to cause a disturbance to those in neighbouring properties.

11.

The client shall report to the owners without delay, any defects in the property or breakdown in the equipment or appliances in the property, and arrangements for repair and/or replacement will be made, by the owners, as soon as possible.

12.

The owners, their representatives, or sub-contractors have a right of access at a reasonable time, and with consideration for the convenience of the client, for the purposes of repair or maintenance or inspection of the property.

13.

The owners seek to maintain each villa and its contents to a high standard for the enjoyment of their clients. However, neither the owners, nor their representatives, can be responsible for circumstances beyond their control including, but not limited to, mechanical breakdown or failure of any public service supply. Neither the owners, nor their representatives accept any liability for personal injury, loss or damage to personal effects however caused, arising during the period of hire. Use of the accommodation and amenities offered such as swimming pool, is entirely at the user's risk. The owners have no control over the opening of the communal pools, which may be closed at certain times, e.g. for maintenance, or in the low season.

14.

If the property is destroyed or substantially damaged before the start of the rental period the owners shall, within seven days of notification to the client, refund to the client all the sums previously paid in respect of the rental period. The owners' liability to the client shall be limited to the amount paid for the rental period.

15.

Whilst the owners have made every effort to ensure the details contained on the website and on any other marketing material are accurate, the villas may be altered, or facilities offered changed.

16.

Pets are forbidden in the Torrevieja villa. However, well behaved pets are permitted in Las Mañanitas, with prior written consent from the owners.

17.

No smoking is allowed in either villa. Please smoke outside only.

18.

Refuse should be bagged and placed in the nearby green communal waste containers which are emptied daily.

19.

The damage deposit of £100 will be returned by the owners, to the client, after the return of the keys and confirmation that there are no outstanding amounts relating to the booking conditions.
